The Sales Rep

In the model home, it is the job of the sales representative to sell you a house (or condominium). With the sales representative in the model home, a lot of people feel they do not need assistance. However, the sales representative is working for the builder. You do not have to go it alone with the sales representative.

The Realtor

I, the Realtor, will look after your interests and see you get the advantages below, but you must inform the sales representative.

Often the sales representative will ask you to "just fill out a little card" so they can contact you. On that card, or form, is a place asking how you found the Builder. That is where you need to put a Realtor's name. If you don't, they will not allow you to have a Realtor represent you in the transaction.

The 7 Advantages

  1. Free to the buyer - Having a Realtor assist in your new home purchase will not make a difference in the price of the home. Commission paid to Realtors is already set aside by the builder in a "Realtor fund."
  2. Experienced representation - A Realtor will work for you and look after your interests. The sales representative in the model home works for the builder.
  3. Long term investment advice - A Realtor will be concerned with your home as an investment, wanting you to not only get your monies worth when you purchase the home, but also when it comes time to sell down the road. It is better to love your home and make $50,000 when you sell, than to love your home and make $25,000, or worse yet, have to take a loss.
  4. Building concerns addressed - As you are in the building stages, a Realtor can address concerns to the builder on your behalf, being persistent in seeing issues are addressed. Do you remember who the sales representative in the model home works for?
  5. No surprise costs - A Realtor will tell you EXACTLY what to expect in your total monthly payments. There is no advantage to a Realtor in hiding costs that you will incur. A Realtor wants your repeat business and referrals. They do not want you upset that your house payment is hundreds more than you expected.
  6. Tips on how to get more - A Realtor experienced in new home transactions will be able to offer tips on ways you can get more money off the total cost or more features and amenities added in.
  7. Discounted listing cost - If you also have a home to sell, I will often reduce the fee charged to sell your current home since I am getting paid to assist with your new home purchase.

Don't miss out

If you sign anything with a sales representative, you must identify your Realtor at that time. All too often people come to me later asking for representation, but I am not able to assist them because they did not identify me when they were signing with a sales representative.

Builders want you to have a good experience, to be happy with your purchase. They want you to come back to them on your next home purchase. Because of this, a quality builder is happy to work with a Realtor who will help to ensure your building experience is a good one. Don't miss out on the advantages that are available to you!
